Our data sources
ZVG Melder collects public notices and the documents available with them through zvg-portal.de. This shared justice portal covers 14 German federal states. Hamburg and Mecklenburg-Western Pomerania do not publish there. Our inventory therefore cannot represent every German proceeding or reflect every change immediately.
ZVG Melder is an independent service. The official notice from the responsible court remains authoritative for the hearing and auction conditions. Check it again before bidding.

Information on a property page can have different foundations. These distinctions matter when you review an auction.
- Official information
- The hearing date, case number, court and a formally determined appraisal value come from the notice. The appraisal value reflects a valuation at a particular time. It is neither an observed sale price nor a promise of future proceeds.
- Statements in the appraisal
- An appraisal describes a property using the documents, inspection and assumptions available at that time. A stated living area might refer to the apartment being auctioned or to an entire building. The property or unit it covers is part of the statement.
- Automatically extracted facts
- Text recognition and AI transfer information from documents into structured fields, such as area, year built or heating type. Reading errors, mismatches and gaps can occur. A populated field does not establish that the value is correct and applies to the auctioned unit.
- Derived risk findings
- Rules and AI interpret documented circumstances. A reference to moisture and its assessment as a matter requiring investigation are two different statements. A source quotation supports the passage, but does not automatically validate every conclusion drawn from it.
For critical extracted values and AI findings, we check supporting passages against the source text. Missing or mismatched evidence can cause information to be rejected or withheld. Available source views, page references and quotations depend on the document, finding and access level. These checks do not provide a blanket guarantee of correctness.
Read risk and information quality separately
Risk classes 1 to 6 summarise detected risk findings. Information grades A to D separately describe the available evidence base. A low class with incomplete documents is not an all-clear. An insufficient basis may prevent a reliable classification.
The analysis is automated. It does not include a personal inspection by ZVG Melder or an expert review of every property. Matters absent from the documents can remain undetected. Information grades and risk classes are neither accuracy percentages nor recommendations to buy.
How we determine risk classesCalculations and your assumptions
Calculators and planning tools combine available property information with fixed calculation rules and your inputs. Bid, financing, future rent and renovation budget are planning assumptions. Even an arithmetically correct total can be incomplete if inputs are missing or a cost item still needs checking.
A value per square metre is meaningful only when the value and area refer to the same property or ownership share. Read assumptions, excluded costs and open checks alongside the result. A calculation does not replace individual legal, financing or valuation expertise.

We collect notices regularly. A change at the court, its retrieval and its display can occur at different times. The public directory is cached and may show an older state for up to an hour after a data change.
- Change to the notice
- An update time provided by the portal refers to the official source. It does not date the inspection or our analysis.
- Recorded or updated by us
- This time describes our collection or processing. The first time we record a notice is not its official publication date.
- Valuation date and inspection
- These dates belong to the appraisal. A document available today may still describe an older condition of the property.
- Analysis date
- A newly computed analysis may use older documents. Its processing date does not make the underlying observations more recent.
Cite statistics with their evidence base
Our current inventory figures count proceedings visible on our platform. They are distinct from annual statistics published by external providers. Average and median appraisal values include only eligible, formally determined values. Each analysis must be read with its data basis and date.
The appraisal transparency archive shows a dated sample of our inventory. An available attachment, a usable extraction and a substantively correct analysis are different measures. The coverage shown there does not measure extraction accuracy.
Report a discrepancy
Send us the property page link, the affected information and a short description of the discrepancy. If available, include the document title, page number and relevant passage. This allows your report to be checked against the source. Share only information needed for the correction.
Use the contact form for a data error. You can also use “Report a problem” for technical display problems. A correction at ZVG Melder does not change the official notice. Address questions about its content and the auction conditions to the responsible court.
