    Foreclosure auctions in Germany: yearly figures at a glance

    Our live figures only show the current listing window. For the trend over time we rely on the analyses of the trade publisher Argetra, which evaluates the scheduled auction dates of about 500 district courts every year — the same public basis our directory is built on.

    In 2025, 14.082 properties with a total market value of 4,76 bn € were called for foreclosure auction in Germany (+4,7 % year over year). In the first half of 2026 there were already 7.845 objects (+8,4 %); Argetra expects around 15.000 objects for 2026.

    Where and what is auctioned?

    • Around 70 % of the objects called are residential — mainly condominiums and single- or two-family houses.
    • In 2025, 34 out of 100,000 households nationwide were affected by a foreclosure auction. The range runs from Thüringen (60) to Bayern (27).
    • Foreclosure auctions do not only arise from payment difficulties: a substantial share are partition auctions from communities of heirs and spouses. The market value is the value set by the court — not a guaranteed sale price.
