Using the ZVG portal: searching auction dates, opening valuation reports and what the official site does not show
How to search zvg-portal.de for compulsory auctions, open the valuation reports and see what the official portal does not do. Checked in October 2026.

Quick answers
What is the ZVG portal?
The ZVG portal at zvg-portal.de is the joint platform of the German state justice administrations for compulsory auction dates. Local courts in 14 federal states publish their announcements there; Hamburg and Mecklenburg-Western Pomerania do not take part. It is free and needs no registration. Only the text of the official announcement is legally decisive for a hearing.
How do I find the valuation report on the ZVG portal?
Select the federal state, run the search and click the case number in the result list. The full view offers the valuation report (Gutachten), exposé and photos as PDF downloads where the court provides them. Only some local courts do. Otherwise you can inspect the report at the office of the auction court.
Can I save a search on the ZVG portal?
No. The ZVG portal has no accounts, no saved searches and no e-mail alerts, and every search covers exactly one federal state. Anyone watching several regions repeats the query by hand. Private portals such as ZVG Melder bundle the announcements of the 14 participating states and report new hearings through a saved search.
The ZVG portal is the first stop for compulsory auctions in Germany. Local courts publish their hearings there officially, free of charge and without registration. Its interface is old, though, and first-time users often get stuck on small details. This guide walks through the search field by field, shows how to get the valuation report (Gutachten) and where the official site stops. ZVG Melder is a private service and not the ZVG portal; we checked the details below on zvg-portal.de on 15 October 2026.
What the ZVG portal is
The state justice administrations set up the portal as a joint platform for compulsory auction proceedings. Since March 2007 the listed local courts have published their hearings online, in addition to the notice board at the court. Two states are missing: Hamburg and Mecklenburg-Western Pomerania publish nothing there, so their proceedings are only available from the competent courts.
According to the portal's own notes for bidders, only the text of the official announcement is decisive for a hearing. Every other presentation, including ours, is a copy you should check against the original when in doubt.
Searching hearings, field by field
Open the search via Termine suchen. Only one field is mandatory, the federal state. All other fields narrow the results:
| Field | What it does | Tip |
|---|---|---|
| Land | mandatory, exactly one federal state per search | For several states, run several searches one after another |
| Gericht | one local court or all courts of the state | The list only shows courts that publish on the portal |
| Aktenzeichen | open a known case directly | The input is split around the K: the number before it, the serial number and year after |
| Art der Versteigerung | enforcement, partition auction and special cases | "Zum Zwecke der Aufhebung der Gemeinschaft" is the partition auction |
| Objekt | house type, flat size, commercial unit, garage or plot | Flats are grouped by number of rooms |
| Lage | street, house number, postcode, town and district | Start with the town; street and house number narrow the results sharply |
| Termin von / bis | limit the date range | Useful when you only want the hearings of the coming weeks |
You can sort the result list by hearing date, update or case number. For regular visits, "Aktualisierung" (update) is the most useful order: the most recently updated entries come first, so you do not have to read the whole list every time.
The full view and the valuation report
Clicking the case number in the result list opens the full view. It shows the hearing, the courtroom, the market value and the property description. If the value thresholds no longer apply, the court says so here.
Only some local courts offer the valuation report, exposé and photos as PDFs; the portal itself calls this a pilot. The download is currently free. If the report is not online, you can inspect it at the office of the auction court. The court does not arrange viewings, and you have no right to one. That puts all the more weight on the report: the guide Checking a property before the auction shows how to work through it.
One quirk costs many users time. A copied link to a full view often does not open when you call it in a new window or send it on; you get an empty page or an error instead of the property. Write down the court and the case number instead. With them you can find the proceeding through the search at any time.
What the ZVG portal does not do
The portal is a publication channel, not a search engine for buyers. In daily use this shows in four places:
- Every search covers one federal state. If you search near a state border, you query both separately.
- There are no accounts, no saved searches and no alert for new hearings. Anything published and cancelled between two visits you never see.
- There is no map search; only the full view links a map service for the single property.
- You read and assess the valuation report yourself. Rights that remain in place are only announced by the court at the hearing.
When a private portal complements the search
Private portals read the same official announcements and present them differently. ZVG Melder checks the hearings of the 14 participating states daily and shows them in one overview, on the map with radius search and by local court in the calendar, which you can subscribe to for every court. A saved search reports new hearings, postponements and cancellations by e-mail, and the risk analysis shows the available references in the valuation report for you to check. Which other providers exist and what they cost is compared in Compulsory auction portals compared.
The announcement on zvg-portal.de or on the court's notice board remains decisive in every case. Check the hearing and the courtroom against the original shortly before you travel, because proceedings are postponed or cancelled at short notice too.
Note: General orientation, not legal advice. The official announcement and the information from the competent local court are decisive.
