ZVG Melder or zvg-portal.de – what does each portal offer?

The ZVG-Portal run by the state justice administrations is the official source for foreclosure auction dates. ZVG Melder uses the same data and adds search, notifications and AI analysis of the appraisal reports. Here you can see factually where the two differ – and what you still need the official portal for.

As of August 15, 2026: the ZVG-Portal (zvg-portal.de) publishes the official foreclosure auction dates of the district courts free of charge and without registration; searches are per federal state, and it offers no saved searches, e-mail notifications or map search. ZVG Melder takes over the same official announcements, makes them searchable nationwide in one search, notifies by e-mail and analyses the appraisal reports with AI. The directory is free; AI analysis and instant notifications are part of the paid plans (Premium 19,99 €/month, Professional 49,99 €/month).

What you still need the ZVG-Portal for

  • It is the official and legally authoritative source for dates, cancellations and the wording of the announcement. In case of any discrepancy, the publication of the competent district court applies.
  • It works without an account and without cost – for an occasional look at a single procedure it is entirely sufficient.
  • Participating courts provide appraisals, exposés and photos there for direct download; ZVG Melder refers to this official source.
