ZVG portal down: zvg-portal.de unreachable since 21 October 2026

··5 min read

zvg-portal.de has been unreachable since the evening of 21 October 2026. When it began, what is known about the cause and where to find hearings meanwhile.

Quick answers

Why is the ZVG portal not reachable?

There is no official explanation yet. Since the evening of 21 October 2026 the server behind zvg-portal.de has stopped answering, and so has justiz.de. On the same day the German BSI warned of critical vulnerabilities in PHP, and several public bodies took their websites offline as a precaution. The operator has not confirmed whether that is the reason.

Is the error caused by my browser or my internet connection?

No. Since 21 October 2026 the server of zvg-portal.de accepts no connections, from other networks either. Chrome and Edge report that the site cannot be reached, with the code ERR_CONNECTION_TIMED_OUT or ERR_CONNECTION_REFUSED. Clearing the cache, another browser or another network will not help.

Do compulsory auction hearings still take place during the outage?

The local court decides about a scheduled hearing, not the website. Whether a hearing takes place, was moved or was cancelled is confirmed only by the office of the court's auction department while the portal is down. Have the case number ready when you call. You can also inspect the valuation report there.

Where can I find compulsory auctions while the ZVG portal is down?

ZVG Melder still shows the hearings of the 14 federal states that publish on zvg-portal.de, as of 21 October 2026. Whatever the courts have added, moved or cancelled since then is missing until the outage ends. A free saved search e-mails you new hearings as soon as our sync runs again.

The ZVG portal at zvg-portal.de has been unreachable since the evening of 21 October 2026. Anyone looking for auction dates there only gets an error message after a while. This report records since when the portal has been down, what is known about the cause and how you can still get to the hearings in the meantime. ZVG Melder is a private service and not the ZVG portal.

Status: Friday, 23 October 2026, 9:30 CEST. zvg-portal.de is still not answering. We have informed the operator of the portal about the outage and are waiting for a reply. We will update this report as soon as anything changes.

Since when has the ZVG portal been down?

ZVG Melder queries the portal every evening and on weekday afternoons. These queries narrow down when the outage began: on the afternoon of 21 October everything still worked, in the evening there was no answer any more. All times are German summer time (CEST):

TimeWhat our queries found
Tuesday, 20 October, 23:00Nightly sync of all federal states without errors
Wednesday, 21 October, 15:30Last successful query: the cancellation check completes for every state
Wednesday, 21 October, 23:00The nightly sync no longer reaches the portal; every request times out
Thursday, 22 October, 15:30Cancellation check: no state reachable
Thursday, 22 October, 23:00Nightly sync: no state reachable
Friday, 23 October, 9:30Still no answer, also from a server outside our network

We retried every request three times before counting it as failed, which rules out a short glitch.

Which error do you see?

The address zvg-portal.de still resolves, but the server behind it accepts no connection. Chrome and Edge therefore show "This site can't be reached" with the code ERR_CONNECTION_TIMED_OUT or ERR_CONNECTION_REFUSED, depending on the network you use. Firefox reports a timeout or a connection failure.

The problem lies with the portal, not with your device. Clearing the browser cache, restarting the router or switching to mobile data changes nothing. justiz.de, the justice portal of the federal government and the states, is currently unreachable too.

What is known about the cause

The operator has not published an explanation yet. The timing matches a warning by the German Federal Office for Information Security (BSI) about two critical vulnerabilities in the PHP programming language (CVE-2026-109618 and CVE-2026-109619), for which the PHP developers had announced updates for 21 October at 16:00 CEST. Several public bodies took their websites offline as a precaution; Rhineland-Palatinate, for example, shut down state websites that use the affected software.

Judging by its addresses (index.php), the ZVG portal is a PHP application. Our last successful query ran half an hour before the announced release, and the next one, seven hours later, failed. The operator has not confirmed a connection with the warning, so it remains an assumption.

What the outage means for bidders

While the portal is down, you can neither search nor download announcements, valuation reports or photos there. The local court decides about the hearings themselves, not the website. Whether a hearing takes place, was moved or was cancelled is confirmed only by the office of the court's auction department. Have the case number ready when you call. You can inspect the valuation report there too, and the hearing notice is usually posted on the court's notice board.

If you plan to attend a hearing in the next few days, have it confirmed by phone first. A cancellation the court publishes during the outage is currently not visible anywhere online. How a hearing works is explained in the guide The auction hearing step by step.

Where to find the hearings in the meantime

ZVG Melder stores every announcement it retrieves from the portal, along with its documents. The compulsory auction directory therefore still shows the hearings of the 14 federal states that publish on zvg-portal.de, as of our last query on 21 October 2026. The directory and the court calendar are in German.

Two limits apply until the portal is back:

  • Hearings the courts have added since 21 October are missing from our directory.
  • Postponements and cancellations from this period only reach us after the outage. Check a hearing with the court before you travel.

Valuation reports and photos retrieved before the outage are stored with us. The object pages still show the risk class where a report has been analysed, and Premium opens the stored documents. How to read a valuation report is covered in Reading the valuation report.

What happens next

We have informed the operator of the ZVG portal about the outage and are waiting for a reply. Our sync keeps querying the portal every evening and on weekday afternoons. As soon as it answers again, ZVG Melder catches up on new hearings, postponements and cancellations by itself.

So that you do not have to check every day, create a free saved search. It e-mails you when new hearings appear in your region after the outage. The form is at the end of this report. How the ZVG portal works once it is back is shown in Using the ZVG portal.

Note: General guidance, not legal advice. The official announcement and the information from the competent local court are decisive.
